The Investment

  • RRSP Eligible 
  • 12 % p.a. fixed interest rate, paid quarterly 
  • Minimum Investment:  $10,000 
  • Secured by a second mortgage on land under development. 
  • Open to residents of British Columbia, Alberta and Manitoba under Offering Memorandum.

 

While the term of this mortgage is 36 months, it is open for prepayment by the borrower after 12 months.  This mortgage should not be regarded as a liquid investment or a short term investment.  Instead, it is medium term with a fairly high return on investment relative to the risk.

The Land

Several parcels of land have been assembled for this project, and each owner contributes its proportionate share of the development costs.  In some cases, second mortgage loans have been used to provide the necessary funds, and Quadra Capital has made three such syndicated second mortgages available to investors.  The current offering is the third in the series.
