A 285-room hotel with 14,000 s.f. of conference facilities, plus substantial surplus land and density, located near one of the busiest highway interchanges in Canada (401 & 404).

 

This is a large 11 story hotel in a prominent location that has been operated as a Ramada Hotel over the past ten years, and has been allowed to become worn and out-dated and is now badly in need of refurbishment. Our development partner will operate the hotel as a Ramada while it is being refurbished and converted into a premium hotel under a new brand name – Wyndham Garden Estates.

 

The location is a premium location for business travellers, banquets, weddings and conventions.

 

Independent market and financial studies have been completed, and mortgage and renovation funding has been arranged.

 

This 5.7 acre property includes a very substantial amount of surplus land and density that is not required for the hotel and can be sold or redeveloped for office space or other uses.  This represents an opportunity for significant upside potential.  Any proceeds of sale will be used first to reduce debt.  Third-party offers are already being received and considered.

 

There is already a conditional agreement of sale in place for the sale by the limited partnership of one acre to a third party for $3.0M.
